Selling your home is a big deal. There are so many facets to a successful transaction. I love the process of working with a client, understanding their needs, their timeline and their bottom line. We're in this together. While you hire a Realtor for our vast experience, it's still a collaborative process. Preparing your home for sale is the biggest part of any listing. While many do not enjoy that detailed process, gathering all of the critical information, filling out the property disclosure forms, and documents related to it, and the process of preparing for and conducting Open Houses, this is a process that truly engages me.
Here's What to Expect
I will be with you every step of the way.
First, we'll meet at your home and discuss all of its benefits, your goals related to its sale and then gather some general information. I will then conduct extensive research to formulate our plan and present you with a detailed, custom Comparative Market Analysis. We'll get together again to review this research, and then based on all of the information, we will set the listing price for your home. We'll then get to preparing your home for sale. This involves more than the actual home. We will gather important documents that potential buyers will need to see, such the Property Disclosure and things such as any surveys, appraisals, liens, etc. We can work together to make a list of any improvements to your home that would be beneficial.
Then we will go through every area of your home and discuss ways in which we might make your home as marketable as possible, leading to a quicker and higher-priced sale. Please know if you list your home with me, I include two hours of home staging services from a professional interior designer. We will work to get everything just right prior to listing the sale.
I will then list your home and place it on the Multiple Listing Service (MLS). Placing it on the MLS insures it can be seen by all real estate agents and their clients, which provides your property visibility to the largest buyer network, and such listings can only be done through a Realtor. I will give our Realtors a chance to tour the home as a group, and I will schedule your first Open House. Your home, and any Open Houses for it will be well marketed, using all the latest tools. Given that 90% of buyers start their real estate search online, I’ll expose your property online in a way to attract the most interest.
Once we have interest in the purchase of your home, I will work with you as we go through appraisal, inspections, etc, if needed.
